The Process

From first conversation
to final handover

As general contractors and construction managers, Conroy applies a consistent delivery process across every project — from industrial facilities and commercial developments to pharmaceutical environments, critical infrastructure, and interior fit-outs. The application changes with the sector. The discipline remains the same.

Early Engagement
We engage early. ECI and two-stage appointments allow us to shape design for buildability, align the programme with operational constraints, and surface risks while they're still manageable — whether that's ground conditions on a greenfield logistics site or contamination protocols in a live pharmaceutical facility.

Pre-Construction
Detailed estimating, procurement strategy, design co-ordination, and 4D programme development. By the time we mobilise, the project has already been built once — on paper, in models, and in the minds of everyone delivering it.

Delivery
On-site execution with dedicated management, live project controls reporting, and a supply chain selected for technical competence. Director oversight throughout, with weekly client-facing programme updates as standard.

Commissioning & Handover
Structured commissioning, IQ/OQ/PQ validation support where required, O&M documentation, and a clean handover process. We don't consider a project complete until the client's operational team can run it with confidence.

Full BIM Level 2 capability including 4D sequencing, clash detection, and model-based co-ordination. Digital tools are embedded in our workflow from pre-construction through to as-built documentation and O&M handover.

Critical Environment & GMP

Procurement

We work the way you need to procure

Different clients, different risk profiles, different contractual preferences. We deliver across all three main procurement routes and advise on which best suits your project — based on the complexity, programme, and level of design development at point of engagement.

Route 01
Design & Build
Single-point accountability for design and construction under one contract. Simplifies the client relationship, reduces interface risk, and provides cost certainty earlier in the programme. Suits projects where the client wants one team owning the outcome from concept to handover.
Route 02
Traditional (Design-Bid-Build)
Where the client or their consultants hold design responsibility, we deliver a high-quality construction service against the employer's design. Strong contractor input at tender stage identifies buildability and co-ordination issues before they become contractual problems on site.
Route 03
Management Contracting
For complex, fast-track, or phased projects where early start is a priority and design is still evolving. We manage the works contractors, provide the programme and cost framework, and take responsibility for co-ordination and delivery throughout.
