Every specification below is established at Stage 2 and locked into the design brief — ensuring consistency from design through to delivery.

Structural Frame & Grid
RC / Precast / Steel

Reinforced concrete for data halls — thermal mass, vibration performance, and fire rating. Steel frame for power buildings and generator enclosures. Precast where programme speed is the priority. Structural grid designed around rack layout and equipment positions.

Slab & Foundations
Piled / Ground-bearing

Reinforced slab design for server rack, battery array, and transformer point loads. Ground-bearing or pile-supported to suit ground conditions. Load schedule co-ordinated with equipment suppliers from Stage 2.

Power Infrastructure Civils
HV / MV / LV

Civil and structural works for the full power chain — HV switchgear rooms, transformer compounds, generator enclosures, UPS rooms, and busbar risers. Interface with M&E contractors co-ordinated from pre-construction through to commissioning.

Cooling Infrastructure Civils
CRAH / Chiller Plant

CRAH unit bases, chiller plant pads, pipework risers, and hot/cold aisle containment civils. Civil interface with the mechanical contractor co-ordinated to protect the cooling commissioning programme.

Raised Access Floor & Containment
600mm — 1200mm void

Raised access floor systems, cable management, and containment infrastructure. Floor void depth co-ordinated with power and cooling distribution strategy. Loading capacity matched to rack and equipment specification.

Envelope & Cladding
Insulated Panel / Composite

Weathertight envelope for data halls and power buildings with acoustic and thermal performance targets. Fire-rated construction where required between data halls and adjacent plant areas.

Fire Suppression
Gas / Pre-action / Foam

Gas suppression for data hall white space, pre-action sprinkler for common areas, and foam suppression for transformer bunds and oil-filled equipment. System design co-ordinated with facility operator and insurance underwriter.

External Works & Campus Civils
HV Routes / Hardstanding

HV cable trenches, duct banks, campus roads, hardstanding, surface water drainage, and security perimeter infrastructure. Site-wide civils co-ordinated with the campus masterplan and phased delivery programme.

Construction on live data centre campuses, high-voltage substations, and energy infrastructure sites demands permit-to-work discipline, method statement rigour, and absolute programme certainty. Our delivery model is built around maintaining operational continuity throughout.

Construction methodology, programme sequencing, and logistics planned around operational continuity of the live environment. Permit-to-work regime, isolation procedures, and method statements developed during pre-construction. Package procurement, long-lead identification, and BIM co-ordination completed before mobilisation — ensuring programme certainty from day one.

Structural steel, precast concrete, cladding, and fire suppression systems are procured early — before design is finalised on secondary packages. Lead times on these items govern the programme. We identify, price, and place orders on long-lead packages during pre-construction to protect the critical path from day one.

4D programme developed at appointment and maintained throughout. Target cost plan with risk-weighted allowances and formal change control. Programme updated weekly from site data, cost reported monthly, and the anticipated final account maintained as a live document — giving the client full visibility at every stage.

Director-led site delivery with dedicated management and structured quality inspections throughout. Interface between construction works and live operations managed through formal isolation procedures, permit-to-work co-ordination, and method statements reviewed and approved before every critical intervention.

Structured digital handover — O&M manuals, as-built drawings, BIM model, and COBie data formatted for FM integration. Integrated systems testing and commissioning support co-ordinated with the client's operations team. 12-month defects liability period with active management.
