Interiors
Fit-out and workplace
delivery in
demanding environments.
Why We Build Interiors
The interior is where
the building performs
The interior of a building is where occupiers experience the quality of construction. Whether it's a landlord preparing a floor for market, an occupier fitting out a new workplace, or an asset upgrade to extend the life of an existing building — the standard of interior finish defines the value.
Conroy delivers CAT A and CAT B fit-out, workplace design implementation, and landlord asset upgrades — on fast-track programmes where quality and programme certainty are equally critical.
The way people work has changed permanently. Occupiers are investing in quality workplace environments that attract and retain talent — driving demand for considered, well-delivered fit-out projects.
Building owners are investing in common areas, reception upgrades, and base building improvements to maintain competitiveness and support ESG targets. These projects require delivery alongside live occupiers.
Landlords and developers need floors brought to letting-ready condition on tight timelines. Raised access floors, suspended ceilings, mechanical and electrical services, and fire protection — delivered to specification and on programme.
Occupier fit-out projects bring together joinery, AV, furniture, branding, and MEP modifications — co-ordinated on compressed programmes where the move-in date is fixed and non-negotiable.
What We Build
Six project types.
One delivery standard.
Raised access floors, suspended ceilings, basic MEP distribution, fire protection, and common area finishes. Bringing floors to letting-ready condition for landlords and developers.
Full occupier fit-out — joinery, AV, furniture, branding, bespoke finishes, and MEP modifications. Co-ordinated on compressed programmes where the move-in date is fixed.
Delivering workplace concepts from design consultants into built reality. Open plan, cellular, hybrid, and activity-based working environments.
Reception upgrades, common area refurbishment, vertical transportation, and base building improvements. Delivered alongside live building occupants with minimal disruption.
Floor-by-floor reconfiguration of occupied buildings. Decant planning, phased delivery, and weekend works to maintain business continuity.
End-of-lease strip-out and reinstatement to landlord specification. Scope assessment, cost planning, and delivery within lease timelines.
What Sets Our Interiors Work Apart
The difference is
in the detail
Interiors work is judged on what you can see and touch. These are the things that set our delivery apart.
Most interiors projects happen in buildings that are already occupied. We plan deliveries, noise, dust, and access around live operations — so the existing occupants don't feel the impact of the works.
Fit-out programmes are typically compressed — 8 to 16 weeks is common. We front-load procurement and design co-ordination in pre-construction so the site programme runs without delays from late information or long-lead items.
In interiors, the finish is everything. Our site teams inspect work continuously throughout every phase, with quality managed against the agreed benchmark standard. Every area is reviewed and signed off progressively as the build advances.
One director leads the project from pre-construction through to practical completion. Direct accountability, direct access, and continuity of knowledge from first engagement to handover.
We work alongside workplace designers, architects, and M&E consultants to translate design intent into built reality. The interface between design and construction is managed closely — protecting the design vision through procurement, installation, and finishing.
Fit-out projects sit at the boundary between landlord and tenant responsibility. We manage the interface — base build co-ordination, licence conditions, reinstatement obligations, and building management access — ensuring clear demarcation and seamless delivery throughout.
How We Deliver
The finish is
the first impression
Interior projects are judged on the quality of finish as much as the programme. Our delivery model front-loads co-ordination and procurement into pre-construction — ensuring the build delivers on both quality and programme to the agreed move-in date.
Existing conditions surveyed and documented. Design information reviewed against site reality. MEP capacity confirmed with building management. Licence to alter conditions identified and incorporated. Programme and cost plan developed before any work begins on site.
Joinery, bespoke glazing, AV equipment, and specialist finishes are procured early — before site mobilisation where possible. On compressed fit-out programmes, early procurement is essential. We identify long-lead items during pre-construction and place orders to protect the programme from day one.
Detailed programme developed at appointment with weekly tracking throughout. Cost plan with provisional sums identified and managed through formal change control. Programme updated weekly, cost reported monthly, and the anticipated final account maintained as a live document — full visibility at every stage.
Director-led site delivery with trade sequencing planned to protect quality — wet trades completed before finishes, MEP first-fix before partitions close, and protection maintained on completed areas. Quality inspections are continuous throughout, with every area reviewed to the agreed benchmark standard.
Clean, complete, and ready for occupation on the agreed date. O&M documentation, as-built drawings, and warranty information compiled and handed over in a structured format. 12-month defects liability period with responsive management throughout.
